The Medical Center of Aurora, medical office buildings and the residential areas on the west side are within walking distance of the station.

Parking: No commuter parking

Vision: The Florida Station Area Plan identifies the types of land uses and transportation network that could occur with development around the station. The station area is seen as an employment and education center with the Medical Center of Aurora and Ecotech Institute located nearby.

Zoning: TOD zoning is available for properties in this station area. The city rezoned property to the TOD zoning district at no cost to the property owner or developer.

Connectivity: The pedestrian bridge over I-225 is open to pedestrians and cyclists, providing a neighborhood connector that will link destinations such as the Jewell Wetlands west of I-225 to the Toll Gate Creek Trail on the east. Without commuter parking, the station functions as a walk-up station, with the city planning for major bicycle connections to the station (see details below). The bridge is a signature element of the station, and serves a regional function, linking Toll Gate and Westerly Creeks. Federal and local funds enabled the city to improve bike facilities and trail connections, including adding the city's first separated bike lanes.
