Mobile Home Park Resources

Mobile home parks—or manufactured housing communities—provide land for homeowners to rent space in the park for their mobile home. Mobile home parks serve a critical role in providing attainable housing in Aurora. Aurora is home to 11 mobile home parks housing more than 2,400 units.

Manufactured homes are located in designated zone districts. In the final draft version of the newly updated Unified Development Ordinance (Zoning Code), the zone district is R-MH (Manufactured Home Park District), which accommodates residential communities designed for manufactured home dwelling units, pre-1976 mobile homes, co-housing and cottage housing dwelling developments. This zoning code update will be brought before the City Council later this year for approval.

Before You Buy

  • Relocating a manufactured home can be challenging and costly, especially older units.

  • Mobile homes may be more affordable, but also may have additional monthly costs like lot fees, which are often higher than the mortgage payment.

  • Mobile homes do not provide the same type of stability or equity as other for-sale homes.

  • The Colorado Department of Local Affairs is tasked with enforcing the Colorado Mobile Home Act.

Manufactured Homeowners and Park Owners: Rights and Responsibilities
State legislation was passed in 2019 regarding oversight of the Colorado Mobile Home Park Act and creating the Mobile Home Park Act Dispute Resolution and Enforcement Program within the Colorado Department of Local Affairs.

This legislation creates added protection for mobile home owners and renters, including additional time to sell or move after a court enters an eviction notice and additional time to make a late-rent payment or move a home after a landlord provides notice to terminate.
