Nine Mile Station
Location: Located along the R Line in the median of I-225, the station is accessed via a passageway that connects the 1,225-space RTD parking garage and bus transfer facility with the station.
The Nine Mile area is situated on high ground at the intersection of Parker Road and I-225, one of the most significant transportation nodes in the metro area. With stellar mountain views to the west, the station area also is adjacent to the 4,200-acre Cherry Creek State Park. Potential development sites can take advantage of proximity to the light rail station as well as visibility from Parker Road.
Vision: The Nine Mile station area includes more than 160 acres of existing commercial property along Parker Road. The Nine Mile Station Area Plan and the Nine Mile Station Urban Renewal Plan present a vision for development of a compact, higher-density mixed-use area centered on the 21.5-acre site formerly known as Regatta Plaza.
The Point at Nine Mile Station Update
In 2015, the Aurora Urban Renewal Authority selected Mile High/Koelbel (MHK), a partnership between Mile High Development LLC and Koelbel and Co., as the Preferred Master Developer for the former Regatta Plaza site. MHK demolished Regatta Plaza in 2016.
Upon completion, The Point at Nine Mile Station will feature more than 500 units of residential, 100,000 square feet of retail space and up to 250,000 square feet of commercial space. King Soopers and Key Bank have been relocated on the new site. The new King Soopers store is now open, as is additional retail and services.
Some elements of this concept will likely be modified as the concept is refined. The 22-acre redevelopment site is divided into four urban renewal areas that will provide the phasing and financing mechanisms to assist in the redevelopment.
Next Steps: The city of Aurora won a $4.36 million DRCOG Transportation Improvement Program (TIP) federal grant in 2019 to build a pedestrian and bicycle bridge across Parker Road, just west of I-225. The bridge will provide a safe and convenient connection between the RTD Nine Mile Rail and Bus Station Park and Ride, adjacent residential and business developments, and a large urban renewal area and redevelopment site (The Point at Nine Mile Station) on the north side of Parker Road. Currently, pedestrians and bicyclists have to cross nine lanes of traffic on Parker Road, a road that’s driven on daily by 60,000 vehicles. Design work will begin in 2020, with construction starting in 2022.
The developer also broke ground in late 2021 on affordable housing at The Point at Nine Mile Station called The Point Crossing.
